It is the guest's responsibility to read all terms and conditions of their booking.
The person making the booking remains the sole contact and is soley responsible.
PAYMENT
Full payment to be made at time of booking via credit card or via internet banking.
NO REFUND POLICY
Only credit value given towards another booking within 3mths of original arrival date
- More 30 days prior arrival - full credit will be given minus $50- admin. fee
- 30-14 days prior arrival - 50% credit will be given minus $50- admin. fee
- 14 days or less prior arrival - sorry no credit given
SUPER SPECIAL BOOKINGS & LAST MINUTE BOOKINGS - sorry no credit or changes given
AMENDMENTS
Amendments to bookings incur $50- admin. fee
Sorry no changes can be made to bookings within 14 days of arrival.

We are not responsible if the chosen accommodation does not meet your expectations.

Only Two guests per bedroom no additional guests are accepted. eg.1BR1Queen=2 2BR2Singles=2
CHILDREN
Only available INDULGE & SPACIOUS
Babies & children under 13 may not be suitable due to safety & noise concerns
Please consider these before making your booking
(log fires, lake, dams, stairs, balconies and close proximity to adjoining properties)
PET FRIENDLY
Only permitted in SPACIOUS & SERENITY.
Please note prior arrangement and additional payment is required at time of booking
1small pet dog @ $50-, 2small pet dogs @ $60- or 1large pet dog @ $60-
Pets are welcome in lounge, dining & kitchen areas which are not carpeted, however pets are not permitted on furniture, rugs, other carpeted areas or in bedrooms.
Please roll rugs and store in bedroom, if not already stored prior your arrival.
Pets are not to be left unattended inside the property at anytime.
So as to not disturb other guests Pets are to be kept on leash when outside, unless kept in our enclosed fenced rear area during daylight hours only.
To respect other guests please clean up after your pets or additional fees may apply
SECURITY
We are not responsible for the security of your belongings.
Please ensure the accommodation is secure at all times.
HOUSE CLEANING SERVICES
We are happy to provide our House Cleaning Services however 24hrs notice is required:
1BR Studio Mini clean & $25- Full clean @ $45-
1BR Villa/House Mini clean & $35- Full clean @ $65-
2BR Villa/House Mini clean & $45- Full clean @ $85-
7 night booking - mini clean is performed after 4 days
Please note mini clean includes clean towels, cleaning benches, floors and change bins.
UTILITY FAILURE
We are not responsible for any failure of utilities, essential services and appliances. Please report any failures as soon as possible and every attempt will be made to contact the appropriate authorities or organize replacements or repairs. However, immediate repair may be beyond our control. No refund or discount will be deducted from tariffs for unusable appliances awaiting repair or replacement.
CALL-OUTS
Will incur an attendance fee of $35-.
DAMAGED OR MISSING PROPERTY
Please notify us immediately of any loss or damage to property including keys.
Lost keys fee is $35- plus any additional locksmiths fees.
If any items are lost, damaged or taken during your stay we reserve the right to charge you reasonable cost of repair or replacement directly to your credit card.
NOISE COMPLAINTS
Only one warning will be issued. Any further complaints will result in immediate eviction from the premises with no refund.
VISITORS
We are to be advised of all visitors to the property. Any additional cleaning required as a result of gatherings is the responsibility of the sole contact person. Additional cleaning costs will be charged to your credit card.
ITEMS LEFT BEHIND
Personal belongings will be kept for one week and then taken to Vinnies.
Perishables will be disposed of.
$35- attendance fee will be charged for delivery or postage.
NON SMOKING
Please respect our TOTAL NON SMOKING indoor environment for the enjoyment and health of all staying and those guests who follow.
NOTE additional $35- fee will apply to cover additional cleaning expenses if smoking and remaining odor is found. PLUS you will be charged a night fee and for each consecutive night affected.
ADDITIONAL COSTS
We reserve the right to debit your credit card for any amounts outstanding, any extra charges for cleaning, smoking expences, additional guests, extra bedrooms used, lost keys, call-outs, repairs, damaged or missing property.
ON DEPARTURE
Property to be left in manner it was found on arrival or additional fees may apply.
Furniture is to be returned to its original place, if moved.
Place used towels in Shower recess or in Spa Bath if used.(so we know to do a back wash)
Fold back used beds.
Place washed dishes on draining rack or place dishes in dishwasher.
Rubbish to be placed in appropriate bins outside.
Please check all heating/cooling and lights are turned off.
Electric blankets are turned off and disconnected from mains.
Check to see nothing has been left behind in and under beds, cupboards, fridge, mobile charger.
Secure all windows, backdoor and dead lock front door.
Return key to keysafe, scatter numbers and close front cover to protect lock from weather.
